Why the range is that wide
Because "an addition" can be a single bumped-out family room, or it can be a second story that changes the whole house. At one end, you're adding a room where the yard allows it, with finishes that match the home. At the other, you're building new foundation or framing a story on top, reshaping the roofline, extending mechanical systems, and reworking part of the existing house so old and new read as one home. Both are additions. They aren't the same project, and they shouldn't cost the same. A useful estimate identifies the work included, the allowances, and the exclusions.

The six decisions that move the number most
Whether you build out or up comes first: new foundation and roof versus structural work over the existing house. Then what's inside the new space, because bathroom and kitchen square footage costs more than bedroom square footage. Then the roofline and exterior, since matching brick, siding, and windows well is what keeps an addition from looking added. Then mechanical reach: heating, cooling, and electrical capacity for the new space. Then how much of the existing house gets reworked to connect to it. And finally the finishes level throughout.
